Be careful before you appeal your Chester County property assessment

County Assessor Robert McRae recently warned a group of Chester County residents that assessment appeals can sometimes lead to an increase in property taxes for individual homeowners. Like other Pennsylvania Counties, Chester County assesses property at a percentage of the market value. That percentage, known as the Common Level Ratio, is currently 51.8 percent of a property’s resale value. Thus, a property with a sales value of $100,000 would be assessed at $51,800, with a tax rate applied to the lower figure. In some instances property owners appeal assessments using data that either doesn’t agree with the county’s or isn’t thorough enough. In both instances, McRae says, the appeal process could lead to a higher assessment or no change.
